Understanding the Meaning of Dilapidations
Dilapidation works carried out during the course of the lease are known as interim dilapidations and can range from ensuring that the tenant is complying with the conditions of the lease in terms of the upkeep and usage of the building, to scheduled, general maintenance and repairs. Towards the end of a lease it's very common for a landlord to make a dilapidations claim according to the dilapidations protocol suggested by the Royal Institute of Chartered Surveyors (RICS). This is to ensure the property is returned to the condition in which it was first leased.
